What repairs and improvements did we make before offering?
As we mention in our About page, we offer properties that are not only modernized but that have inconveniences taken care of. Here is what we did to improve this property before offering it:
- There was no central air conditioning. An air conditioning unit was installed. This required rewiring the electrical box, which was done.
- A dedicated, private washer and dryer were installed in the basement.
- The traditional type thermostat was upgraded with a programmable unit.
- A Ring security system was installed. The system is configured so that the tenant has PIN-based, app-based, and key-based access to the front door lock (no key needed!).
- The screen door to the private patio had its hydraulic fail; this was replaced.
- The previous owner left exposed wire in the ceiling by the kitchen. This was properly capped, covered with a plate, spackled, and then made to blend with the rest of the ceiling.
- The bathroom was missing a shower bar. A new one was installed.
- The toilet paper holder in the bathroom was loose. Its installation was corrected so that it is firmly installed.
- The shower handle had its hot/cold directions reversed; this was fixed.
- The living room ceiling fan’s cord was short and could not be reached since it was coming from a 14 foot tall ceiling. It was extended to be easily reachable.
- The kitchen sink faucet was leaking. It was tightened and fixed.
- The basement door (which leads to the private back patio) did not have a doorknob. One was installed.
- The basement door frame was not insulated along its seams. During winter, it would let a strong cold draft into the property, which would both make space cold and increase heating bills. Insulation was added that fixed the issue.
- The bathtub was caulked.
